Answers for building in Murphy, NC
Planning and Cost
What affects the cost of building a custom home in the mountains?
Size and layout, finishes, the slope and soil of the lot, rock, access for trucks, utilities, and how much site work the pad and drainage need. We price each home after we have seen the land and agreed on a plan, so the number reflects your site.
Do you help people who don't own land yet?
Yes. We help clients find and purchase a homesite that fits the home they want.
Can you change a plan to fit my lot or how we live?
Yes. Every home is custom designed for the lot, the views, and how you live. You can bring your own drawings, or start from the home styles we build most: cabins, chalets, and barndominiums and post-frame buildings. We do not keep a set of stock plans.
Your Lot and Site Work
Can you build on a steep or sloped lot?
Many mountain lots are sloped. We look at the grade, access, rock and drainage during the site visit and explain what the site needs before pricing.
Who handles the grading and excavation?
We do. Excavation, grading, land clearing, road building, and site preparation are part of the work, on custom homes and on development. The scope is under excavation and grading.
Do you do grading for garages, barns or outbuildings?
Yes. Site preparation, including grading and clearing, is part of the buildings we construct, from homes to barndominiums and post-frame buildings.
Permits and Licensing
Do I need a building permit for a new home?
New homes in our counties need county building permits and inspections. We handle the permits for the projects we build. Requirements vary by county and project.
Is Rollins Construction Inc. licensed?
Yes, NC General Contractor License #106234.
